LEASE CONDITIONS:
Any Promise to Lease is conditional upon a satisfactory credit check, proof of employment, and references, at the sole discretion of the LANDLORD. If the LANDLORD is not satisfied with the results of the credit verification, the Promise to Lease may be declared null and void by providing written notice to the TENANT within four (4) days of receiving the credit report. The Promise to Lease shall become null and void upon receipt of such notice by the TENANT. If the LANDLORD fails to provide written notice within the prescribed timeframe, the LANDLORD shall be deemed to have waived this condition.
The first month's rent is payable upon signing the lease.
The TENANT must provide proof of tenant liability insurance with a minimum coverage of $2,000,000 prior to receiving the keys.
No short-term rentals or subletting are permitted.
Non-smoking unit (including tobacco and cannabis). The cultivation of cannabis plants is strictly prohibited.
Pets are subject to the LANDLORD'S approval.
In the event that a key or access fob is lost, the TENANT shall be responsible for all costs associated with its replacement, including any lock changes if required.
No alterations or modifications of any kind to the premises (including walls, floors, or other surfaces) may be made without the LANDLORD'S prior written consent.
The TENANT and their guests agree to comply with all condominium and/or building rules and regulations. The TENANT shall be responsible for reimbursing the LANDLORD for any fines or penalties incurred during the lease term as a result of non-compliance.
The TENANT agrees to pay any move-in and move-out fees charged by the condominium corporation or building management. These fees must be paid to the LANDLORD prior to the delivery of the keys.
